Stamp Duty Land Tax (SDLT) is a land transaction tax payable on the acquisition of residential and non-residential freehold and leasehold interests. Whilst much attention has been given to the complexity surrounding the calculation of SDLT on residential properties following the introduction of the higher rate on purchases completing on or after 1st April 2016, few truly grasp the complexities involved in calculating SDLT on non-residential leases.
Whilst HMRC provides an SDLT calculator, this is limited in its functionality and the terminology used can sometimes be confusing.
POROS provides a simple platform for non-residential lease SDLT calculations which addresses the shortcomings of HMRC’s calculator whilst also providing numerous other SDLT calculators which are the first of their kind.
All of POROS’ calculators provide a degree of accuracy far exceeding that of HMRC’s offering and the efficiency of automating calculations which otherwise would have to be completed by the user. All calculations are broken down and printable to aid the practitioner should HMRC require a record of how the SDLT was assessed and calculations are saved in the user’s account, enabling the user to compile a record of past calculations.
POROS has been comprehensively tested by both solicitors and accountants and is highly recommended as an accurate and efficient SDLT calculation alternative to the HMRC calculator.
